2. What Service Will We Provide?
Mortgage Advice:
We offer mortgage advice based on a comprehensive and fair analysis of the market. This means we consider a wide range of mortgage products from across the market to find the most suitable option for your circumstances.
Protection Insurance:
We may recommend protection insurance products such as life insurance, income protection, and buildings insurance to safeguard your mortgage commitment. We will explain why we believe these products are suitable for you.
3. What Will You Have to Pay Us?
Our Fees
Typically, we charge a fee of £500 for arranging your mortgage. The precise amount will depend on your circumstances and the complexity of the mortgage arranged.
- This fee will be confirmed to you following our initial discussion
- The fee will not exceed £995
- The fee is payable upon completion of your mortgage
- If we are unable to arrange a mortgage for you, no fee will be charged
Lender Commission
In addition to our fee, we may also receive commission from the lender. The amount will vary depending on the lender and product chosen, and we will disclose the exact amount to you before you proceed with your mortgage application.
4. Who Regulates Us?
Your Home Finance Limited is an appointed representative of Stonebridge Mortgage Solutions Ltd, which is authorised and regulated by the Financial Conduct Authority.
Permitted Business: Advising on, arranging, and making arrangements with a view to transactions in relation to regulated mortgage contracts and non-investment insurance contracts.
5. What to Do If You Have a Complaint

We have a formal complaints procedure and will provide you with a copy upon request. We will acknowledge your complaint within 5 business days and aim to resolve it within 8 weeks.
If you are not satisfied with our final response, or if we have not responded within 8 weeks, you may be entitled to refer your complaint to the Financial Ombudsman Service:

Making a complaint will not affect your right to take legal action.
6. Are We Covered by the Financial Services Compensation Scheme (FSCS)?
We are covered by the FSCS. You may be entitled to compensation from the scheme if we cannot meet our obligations. This depends on the type of business and the circumstances of the claim.
Mortgage Advice and Arranging: Most types of investment business are covered up to a maximum limit of £85,000.
Insurance Mediation: Advising and arranging is covered for 90% of the claim, without any upper limit.

7. Client Money
We are not permitted to handle client money. We cannot accept a cheque made out to us (unless it is in respect of an agreed fee) or handle cash.
8. Conflicts of Interest
We will always act in your best interests. However, occasions can arise where we or one of our clients may have a potential conflict of interest with business being conducted for you.
If this happens, we will write to you and obtain your consent before we carry out your instructions, and detail the steps we will take to ensure fair treatment.
9. Your Responsibilities
You must:
- Provide complete and accurate information about your circumstances
- Inform us of any changes to your circumstances that may affect your mortgage
- Read all documents carefully before signing
- Ask questions if you do not understand something
- Make sure you can afford the mortgage repayments
- Understand that property values can go down as well as up
10. Important Warnings
- YOUR HOME MAY BE REPOSSESSED IF YOU DO NOT KEEP UP REPAYMENTS ON YOUR MORTGAGE
- Think carefully before securing other debts against your home. Your home may be repossessed if you do not keep up repayments on a mortgage or any other debt secured on it.
